Understanding the Scope of Your Home Inspection
A professional home inspection is an impartial, noninvasive visual examination of the home’s readily accessible systems, structures, and components.
During a standard inspection, the inspector observes visible conditions, operates systems using normal controls, and reports deficiencies present at the time of the inspection. The inspector does not remove walls, flooring, insulation, or permanently installed components.
An invasive examination may involve opening or dismantling parts of the property to investigate concealed conditions. A technically exhaustive inspection goes even further and may require specialized testing, engineering calculations, laboratory analysis, or evaluation by licensed specialists.
A standard home inspection can identify visible deficiencies and warning signs. When additional investigation is needed, the inspector may recommend evaluation by a qualified contractor, engineer, electrician, plumber, or other specialist.
